Rockefeller Center, owned by Tishman Speyer, is not only a famous tourist destination in New York but also a well-known high-end office building. However, it was increasingly being compared to coworking spaces, which have emerged in recent years, in terms of services and facilities.

Recognizing the need to promote DX in their historic buildings, Tishman Speyer urgently needed to develop services for office workers to maintain a competitive advantage and retain existing tenant companies.

Solutions:

Monstarlab conducted interviews with office workers in the building and discovered that many tenant employees envied the amenities-rich coworking spaces.

To improve work engagement among tenant companies in the building, Monstar Lab proposed developing a welfare benefits app that offered free or discounted service fees for using facilities within the building and provided comprehensive information on facility guidance and event information.

A key feature of the app is its flexible customization for each tenant. The highly adaptable design enables the provision of optimal welfare benefits for tenant companies. Furthermore, consolidating welfare benefit charges with building management billing reduced the burden on tenant companies.

Furthermore, its functional extensibility was highly evaluated, leading to its introduction in other office buildings managed by Tishman Speyer. It has now expanded to major cities in various countries, including Paris and London, and is being utilized with its lineup rearranged to meet local needs.
